Palm North Residents Association – Non-Resident Access Policy

Palm North Residents Association (PNRA), serving the Runda Valley neighbourhood in Nairobi, operates and maintains the estate’s private access road under the authority of its governing documents and in accordance with applicable Kenyan land and access law. Roads that are not dedicated as public roads under the Public Roads and Roads of Access Act remain privately controlled, and access may be regulated by the landowners or association.

Non-residents may apply for permission to use the private road upon payment of an annual access fee to the PNRA. On payment and approval, the applicant is granted Temporary Member status, limited to road access rights only, and issued an official estate sticker pass which must be displayed on their vehicle when entering or using the estate road. This arrangement does not confer rights to any other estate facilities or resident services.

Temporary Members are required to adhere to all PNRA traffic, safety, and conduct rules. PNRA may suspend or revoke access, and adjust fees or conditions, to protect the interests of residents, ensure safety, and maintain road infrastructure. Temporary Membership and access are granted at the discretion of PNRA and subject to annual review.
